Every home is unique in how it was built, maintained, updated, and cared for over time. A careful inspection helps provide a clearer understanding of the property’s current condition and performance.

Mandatory Inspection Coverage

  • Structural Components: Foundation, floors, walls, columns/piers, ceilings, and roof structures. We probe areas where we suspect deterioration and enter accessible crawl spaces, basements, and attics.

  • Exterior: Includes wall materials, such as flashing, trim, entry doors, and a representative number of windows. Also, attached decks, balconies, stoops, porches, and associated railings.

  • Roofing: Evaluation of roof coverings, drainage systems, flashings, skylights and chimneys.

  • Plumbing System: Inspection of interior water supply and distribution including fixtures and faucets, interior drain/waste/vent/systems, and water heating equipment.

  • Electrical System: Includes the service entrance, main panels, subpanels, grounding, and representative number of switches and outlets. Testing of GFIC (Ground fault Circuit Interrupter) and AFCI (Arc Fault Circuit Interrupter) devices.

  • Heating and Cooling (HVAC): We test permanently installed heating and cooling.

Wood-Destroying Insects: High coastal humidity creates an ideal environment for termites and powderpost beetles. A separate pest inspection is vital.

Mold-Detection Testing: One of the most common issues found in our seacoast region are the high chances of mold. Mold can cause illnesses that are often undetected by the source of mold variants. Be safe and add a preliminary mold text. If mold is detected, we will offer our preferred mold company who will take charge of the problem.
